Silver House, Carnaby Street
Silver House is a retail and office building positioned at the end of Carnaby Street in London’s Soho. Completed for Shaftesbury Plc, the project formed part of a wider programme of refurbishment and redevelopment work across Soho and Covent Garden.
The scheme reworked the existing building extensively to unlock additional retail and office space while improving the quality and performance of the interiors. Lightwells were opened up, basements excavated and sections of the internal structure removed to improve circulation, flexibility and natural light throughout the building.
By rationalising existing fire escape routes and introducing new stair connections, previously fragmented spaces were combined to create larger, more efficient floorplates. The office interiors were transformed into bright, open-plan workspaces, while the original 1930s stair core was carefully restored with a refined palette of contemporary finishes.
The completed development doubled the retail footprint and significantly enhanced the quality of the office accommodation, extending the long-term value and usability of the building.
The practice completed numerous projects for Shaftesbury Plc during this period, including further work on Carnaby Street, refurbishment works at Thomas Neals on Neal Street, and the adaptation of retail, office and residential buildings across the surrounding conservation areas.
Many of these projects involved listed or historically sensitive buildings, requiring a careful balance between preservation, adaptation and commercial performance.
