A brutalist icon reimagined

Transforming a 1970s landmark into a bold, sustainable residential and civic destination at the heart of Chatham.

LBY Architects has developed a transformative vision for the future of Mountbatten House – a once-abandoned brutalist office headquarters for Lloyds Bank now set to become a vibrant hub of homes, culture, and community.

Following a competition-winning scheme, the proposal is now under construction for clients Medway Development Company. It reimagines this striking structure not as a relic, but as a resource – a dramatic and sculptural form full of potential.

Working With, Not Against, the Existing

Built in the 1970s and long left dormant, the 12-storey Mountbatten House occupies a prominent position in Chatham’s town centre, sitting alongside the Pentagon Shopping Centre and a bend in the River Medway. At lower levels Mountbatten House is joined to the Pentagon Shopping Centre, which is of similar vintage.

This adaptive reuse approach significantly reduces embodied carbon, while celebrating the structure’s architectural legacy.

Key Design Interventions

The redevelopment introduces a mix of uses that reposition the building as a landmark for living, leisure, and regeneration:

  • A contemporary residential extension – Rising from the brick core, the new wing has a sloping profile and rounded end, addressing a new public plaza with confidence and elegance.

  • Apartments with high ceilings and large windows – Framing riverside and hillside views to maximise light and connection with the surrounding landscape.

  • Colourful, expressive balconies – These animate the original concrete elevations and provide individuality and rhythm across the façades.

  • A rooftop shared amenity space – Available to all residents and providing sheltered, landscaped areas with stunning views

  • Public realm transformation – A generous plaza with pop-up retail and cafés reactivates the ground level. Remnants of the former bus station and car park are repurposed with lighting and banners, extending a new identity along a dual carriageway known as The Brook.

A New Chapter for Chatham

This is more than a building upgrade – it's a statement of intent for Chatham’s future. Mountbatten House becomes a symbol of what bold, sensitive reuse can achieve: low-carbon regeneration, high-quality homes, and renewed civic energy.

Retention Over Demolition

Over 65% of the new homes are delivered through repurposing the existing structure — significantly reducing waste and carbon impact compared to demolition and rebuild.
