Revitalising Ipswich’s historic docks into a vibrant mixed-use community with East Anglia’s tallest building.

Completed in 2009, ‘The Mill’ transformed a neglected industrial waterfront into a bold new urban quarter for Ipswich. At its heart stands a 23-storey residential tower, the tallest building in East Anglia, surrounded by a vibrant mix of homes, cultural venues, shops, and restaurants.

The scheme reimagined a brownfield dockside site as a socially and economically active neighbourhood, reconnecting the town to its maritime heritage and acknowledging the former concrete grain silos.

Mixed-Use Regeneration Reinvented

Cranfields Mill delivered:

  • 327 apartments in a range of tenures and layouts

  • Cultural anchor: the acclaimed Jerwood Dance House, providing rehearsal and performance space for DanceEast

  • Shops, cafes and restaurants arranged around a landscaped courtyard and active ground floor frontages

The bold massing and waterfront placement create a landmark skyline silhouette for Ipswich, supported by a masterplan that encourages walkability, connectivity, and civic life.

The architecture is both expressive and contextual. Carefully selected materials – glass, timber, render, metal – reference the textures of nearby grain silos and maritime structures. Public realm improvements, including new riverside walkways and gathering spaces, knit the development into the broader fabric of the town.
